Hope Ranch is a private, gated community of around 750 homes on the western edge of Santa Barbara, with its own beach, lake and a network of bridle trails.
Laid out in the 1920s, Hope Ranch is known for wide lots, rolling hills, and a sense of quiet that is hard to find this close to a city. The Hope Ranch Park Homes Association maintains the roads, the security patrol, the trails and the private beach, which residents reach by car or on horseback.
Homes range from 1950s ranch houses on an acre to newly built estates on the ocean bluff. Many lots are zoned for horses, and a good number of properties have barns or arenas. Laguna Blanca School sits at the heart of the community.
Hope Ranch buyers often compare it with Montecito. The trade-off is usually more usable land and more privacy for the price, with a slightly longer drive to the Lower Village and downtown.
